During the initial dilapidation stage of the project, Andersal identified balcony precast parapet walls as being a potential safety risk. A structural engineer was engaged to conduct an analysis which confirmed those concerns and yielded various strengthening options. After extensive consultation with the client, Strata and Consulting Engineer, it was decided that all 50 parapets were to be removed. Andersal developed a controlled demolition strategy using a mobile crane and successfully removed panels over the course of 4 days. A custom welded Aluminum balustrade system was designed, fabricated and installed under Andersal’s instruction in place of precast parapets.

- 200m2 Ardex torch applied membrane
- 350m of custom welded balustrading with 20-year Duratec Powdercoating
- 300 x full timber replacement items (windows, glass and doors)
- 350m2 of balcony repair
- 300m2 of rendering
- 2000L of concrete repairs
- Protective coating systems applied to 400 timber window elements and 420m2 of concrete surfaces
No defects or warranty issues have been raised since the end of the defect liability period.
